1280 West is a 40-story high-rise tower located at intersection of West Peachtree and 16th Streets. Building is literally located across the street from Arts Center MARTA train station and within walking distance to many Midtown attractions. Amenities include 24-hour security desk, clubroom, gym, swimming pool, tennis, racquetball and basketball courts and even a running track. There are also drycleaners and convenience store on-site. Units feature floor to ceiling glass and fantastic views. You may ask; why are the prices so low? Well, 1280 West prior to conversion was known as Oakwood Apartments and was built in the late 80’s. As most high-rise buildings built in that period it had certain unattractive features like 8’ ceilings, small kitchens and bathrooms and luck of Washer/Dryer connections. As rental property it was still very attractive, however when conversion happened and pricing was set from $200’s for 1B/1B and $300’s for 2B/2B (price levels seen on newly constructed buildings) it was hard to justify a purchase. But at the time market was hot and 1280 West was completely sold out. At this time it is impossible to commend similar pricing as newer building offer today which forces some residents to foreclose or “short sell” their units. Multiple number of distressed units usually drive price down to extremely low levels. That is why now you can purchase a unit not just for 50 but often for 30 cents on the dollar from its original price. This factor alone makes it a great opportunity for first time homebuyer or a bargain hunter.
